House Construction Cost, BOQ & Payment Tracker
A family building its own house usually starts with one number — a rate per square foot from the contractor — and discovers the real cost stage by stage: the foundation needs more steel than planned, a supplier’s cement quote expires, the plaster payment falls due before the brickwork is finished. This workbook puts the whole project on one page: a quick estimate by city tier and specification, material quantities from thumb rules, a bill of quantities that becomes the budget, every bill and payment logged against it, and the stage payments to the contractor with the next one due.

What it does
Setup takes the project, city tier, areas, specification, start date, contingency and whether your rates include GST. Quick Estimate works top-down from per-square-foot rates, splits the estimate by stage and by input, and cross-checks it against CPWD plinth area rates. Materials works out cement bags, steel in kilograms, sand, aggregate, bricks, tiles and paint from published thumb rules with wastage, rate and GST, and tracks what has been bought. BOQ is the bill of quantities by stage — quantity × rate plus GST on each line — and its stage totals become the budget. Expenses logs every bill or payment by stage and category with GST, payment mode and milestone; Variance compares budget with actual by stage and by category, with work progress and contingency used. Payment Schedule sets out the contract milestones and percentages, and each payment tagged in Expenses turns a milestone Paid, Due or Overdue. Rate Lock records supplier quotes with their validity so you buy before a rate expires; Quotes Comparison puts up to three contractor quotes on the same scope, GST and area; Quotation prints a client quotation from the BOQ in English or Hindi for contractors; Converter & Norms converts units and lists IS norms. GST percentages come from the rate table listed on the Sources tab and every rate is editable.

Example workflow
The EXAMPLE file is a fictional 2,400 sq ft house in Jaipur, standard specification, as of September 2026. The quick estimate put it at ₹58,46,280, about ₹2,436 a square foot; the BOQ with contingency set the budget at ₹64,55,852. So far ₹34,63,101 has been spent — 53.6% of the budget — and ₹29,92,751 is left. The Dashboard shows where it is going wrong: excavation and foundation cost ₹11,11,210 against a budget of ₹9,97,458, ₹1,13,752 over, and 19% of the contingency is already used. It also shows what comes next: the plaster milestone of ₹2,26,560 is due on 2 October, a cement quote of ₹340 a bag is about to expire, and the quote for uPVC windows has already lapsed and needs reconfirming.
